Before any work starts on site, we will run a series of pre-work tests; we’ll open up parts of your property to see what needs replacing and at what spec and other similar checks. This means we should predict any issue before we break ground, stopping those unexpected budget changes. If something unexpected does happen during your project that CGP Build haven’t planned for, then we will cover it, the set budget will not change.

We advise that not all decisions are made pre build, as what you want may change as the project progresses. What CGP Build does, is provide a realistic price expectation for some items such as kitchens, and bathroom fittings, our job is to manage your budget within the GMP that we gave. Our experts will talk you through the options making sure you know all the information needed. Your budget will never increase with an agreement between yourself and CGP Build.

Guaranteed End Date

With all we do to prepare for your build and give you that Guaranteed Maximum Price, it means we can also give you a guaranteed end date. We are so confident in our ability to meet this deadline, we will promise to refund you £50 per day for every day we go over the agreed finish date.

 Lifetime Guarantee

We also know that all of our workmen are the best in their respective fields, so we can give you a lifetime guarantee on all our workmanship. If in 18 months there is an issue with a door or a window, we will come and fix it.

Because our team performs comprehensive pre construction testing, including inspecting sub floors, foundations, and wall cavities before starting, we identify and plan for structural risks in advance.
  • During Stage 2 of the quotation process, CGP Build establishes realistic prime cost allowances tailored to your preferred quality standards. Our in house team assists you throughout product selection to ensure final fixtures align with your stylistic vision while remaining strictly within the Guaranteed Maximum Price.
  • When the building contract is signed, a definitive practical completion date is established. If CGP Build fails to reach practical completion by this date due to contractor managed delays, we automatically refund £50 per calendar day directly to you until final handover.
